Abstract:
One of the main issues in cities such as Tehran and Karaj is the ever-growing development of these metropolises and the consequent significant changes in the lifestyle of people. Designing and developing multifunctional complexes is one of the best solutions for addressing a variety of needs in the shortest possible time, with the least waste of time and energy; moreover, along with meeting the daily needs of the citizens, it is possible to attend to various aspects of life, including cultural, welfare and service issues. One of the basic areas in which architecture has a pivotal role in the design of such complexes, in addition to designing the entirety of the complex and its different parts, is the façade design and the decision-making processes which are based on new findings of technology and analysis of the existing data; all of these play a significant role in various aspects of user health and identity of the building and the city and even its economic productivity. The present study seeks to design a multi-functional commercial, administrative complex with an emphasis on the application of modern technological approaches in designing the spaces as well as designing and engineering of the façade, as an effective and identifying part of similar buildings, in order to enhance the user's optimal utilization while maintaining its visual appeal. It also helps to overcome the obvious problems of the neighborhood (including the growing traffic complications). The site of the complex was located in an endowed land in one of the strategic locations of Karaj metropolitan area. The present study was conducted in two general stages of knowing the subject and designing it. The first part which was knowing the subject included concepts, patterns, and knowing the space, principles, criteria and design. In the second part of the study, i.e. the designing stage, according to the principles and criteria, the needs of the project, and site analysis, among other issues, several options are proposed and the best, final option is chosen.
This thesis examines the evolution and development of shopping centers in the world and Iran and then deals with the concept of façade and related issues, including different façade types as well as transparent and performance-based facades. After the scientific and field study of the design ground with regard to Karaj climate, the design site, justifications for site selection as well as the considerations of the establishment and accessibility system, site geometry, and view and landscape, the project physical program as well as shopping, leisure, office, and support service areas were calculated and presented; moreover, the design principles and regulations were presented in the form of the theoretical underpinning rules, physical planning, adaptation to the environment and the performance of the complex. In the final section, considering the above-mentioned issues, different steps of the design were taken. In the first step, the constructible area of the project site was located and redesigned into a geometry compatible with the functional, climatic and aesthetic requirements of the project and the complex site. Then, this geometry was utilized for the development of internal paths, the placement of various functions on different floors and sections of the project and their relationships with each other, creation of collective spaces inside and outside the complex, and establishment of a unitary and integrated whole in the complex. While the development and formation of an adequate volume was in progress, the study also concentrated on the technical and structural issues with regard to new building / construction technologies and in order to design a performance-based façade; the existing solutions and possibilities were examined and attempts were made to select the best executive and practical responses to the project needs and issues.
