باززنده سازي بافتهاي تاريخي با رويكرد ارزش افزايي (موردكاوي: بافت تاريخي جنوب ميدان نقش جهان اصفهان)

چكيده بافتهاي تاريخي هر شهر از اركان اصلي آن شهر به شمار ميآيد و نشان دهندهي هويت و پيشينهي يك ملت است. اين بافتها با توجه به سابقهاي كه دارند، واقعيتها، توانمنديها، اعتقادات و آداب و رسوم مردمي را نشان ميدهد كه آن را پايهگذاري كردهاند. از اينرو اينگونه از بافتها داراي مجموعهاي از ارزشهاست كه به عنوان ميراثي ارزشمند در تمام دوران بايد مورد توجه قرارگيرد. اما امروز به دليل ناكارآمدي و عدم پاسخگويي به نيازهاي امروزي شهروندان مورد بيتوجهي و غفلت واقع شده و به تدريج در حال از بين رفتن است. بافت تاريخي جنوب ميدان نقشجهان اصفهان از نمونه بافتهاي تاريخي است كه با وجود برخورداري از ارزشهاي فرهنگي، تاريخي، اجتماعي و پتانسيلهاي اقتصادي در حال تخريب است. از سوي ديگر پايين آمدن ارزش اقتصادي خانهها و زمينهاي محدوده موجب فقدان انگيزه براي ساكنين و شهروندان جهت سكونت در اين بافت شده و باعث كاهش كيفيت زندگي نيز در اين محدوده شدهاست. در اين پژوهش مسائل و مشكالت موجود در بافتهاي تاريخي و همچنين شناسايي و تحليل نقاط قوت و ضعف، فرصتها و تهديدهاي محدودهي مورد مطالعه توسط مطالعات ميداني، كتابخانهاي و با مراجعه به متون نظري در حوزهي مداخالت شهري بررسي شده است. همچنين، مطالعهي رويكردهاي ارزش افزايي اقتصادي در زمينهي باززندهسازي مراكز تاريخي شهرها صورت گرفته و الگوهاي طراحي براي ساماندهي محدودهي مورد نظر بر اساس چشمانداز، راهبردها و سياستهاي طراحي با رويكرد ارزش افزايي در قالب نقشه، اسكيس و تصاوير سه بعدي از فضاها و مكانها ارائه شدهاست. به منظور ارزيابي ميزان ارزش افزايي طرحهاي پيشنهادي، پرسشنامهاي در ميان ساكنين و شهروندان تهيه و توزيع گرديد تا ميزان تمايل به پرداخت آنها براي خريد خانهها و زمينهاي اين محدوده و عوامل تأثيرگذار بر تمايل به پرداخت با استفاده از مدل رگرسيوني الجيت مورد تحليل قرارگيرد. مجموعه اقدامات طراحي شهري پيشنهادي در بافت تاريخي جنوب ميدان نقش جهان اصفهان پس از ارائه و بحث با ساكنين به منظور سنجش ارزش افزايي اقتصادي طرحها در اين بافت، مورد ارزيابي قرار گرفت. با روش بكار رفته مشاهده شد كه ضمن ارتقا شرايط زندگي در اين محدوده، اجراي طرحهاي ارزش افزا موجب ميل به پرداخت بيشتر مردم براي خريد زمينها و خانههاي بافت تاريخي جنوب ميدان نقشجهان اصفهان شده و ارزش اقتصادي زمينهاي آن را افزايش دادهاست. همچنين نتايج نشان دادكه عواملي چون درآمد، وضعيت تأهل و شغل در افزايش تمايل به پرداخت مردم تأثيرگذار بودهاست. لذا طراحي شهري با رويكرد ارزشافزايي اقتصادي ميتواند رويكردي مؤثر و قابل اشاعه براي نمونههاي ديگر در دستور كار قرار گيرد. كليد واژگان: بافت تاريخي، بافت جنوب ميدان نقش جهان، ساماندهي، باززندهسازي، ارزش اقتصادي، ارزشافزايي )تمايل به پرداخت(

Abstract: Historical tissues of each city are considered as the main elements of that city and represents the identity and background of a nation. These tissues based on their history, represent realities, beliefs and customs of people who have established them. Hence, this type of tissues has a set of values that should be considered as a valuable heritage of all time. Today, However due to inefficiency and lack of response to the needs of citizens, these tissues have been neglected and are gradually disappearing. South historic urban tissue of Isfahan's naghshe Jahan Square is an example of historical tissues that despite of having cultural, historical and social values and economic potentials, is being destroyed. On the other hand the decline in the economic value of homes and lands in that area caused the lack of motivation for residents and citizens to live there and has reduced the quality of life in this area. In this research, issues and problems im the historical tissues as well as the identification and analysis of the strengths and weaknesses, opportunities and threats of the Studied are have been reviewed by the library and field studies and referring to theoretical texts in the field of urban interventions. Also, the study of economic appreciation orientations in the field of historical centers' revitalization of cities is presented and design patterns based on design strategies and policies with economic appreciation approach in the form of map, sketch and three-dimensional images of spaces and places are presented. In order to assess the amount of appreciation of prposed palns, a questionnaire was prepared and distributed among residents and citizens to analyze the rate of willingness to purchase houses and lands in this area and factors affecting the willingness to pay analyzed by applying logit regression model. The proposed urban design measures in the south historic urban tissue of Isfahan's Naghshe Jahan Square after presentation and discussion with residents in order to measure economic appreciation of the palns in this tissue, have been evaluated. Using the applied method, it was obsereved that in addition to improving the living conditions in this area, implementation of cost-effective plans caused people to pay more for the purchase of lands and houses of the south historic urban tissue of Isfahan's Naghshe Jahan Square and increased land's economic value. Also, the results showed that factors such as income, marital status and occupation have been effective in increasing people;s willingness to pay. Therefore, urban design with economic appreciation approach can be effective and diffuse approach for other examples in the agenda.
