Studies indicate that one of the major reasons for the failure of construction contracting firms is incorrect and unrealistic estimating and bidding practices. the key to a good job and successful cost control is the development of good estimate as the basic for bid submittal. All engineers agree that due to the lack of clear information on the exact quantities and volumes required for the project, costs can’t be accurately estimated, which causes problems in most projects. Since cost estimation is one of the most important processes, therefore, the estimators need to use a more detailed information to reduce the chance of mistakes when collecting information on cost estimates. Therefore, in this study, in order evaluate the process of calculating construction costs more precisely, two models based on building information modeling are presented. In the first method, by linking the country's building unit price of Iran, and in the second method, using the integrated building information modeling and discrete event simulation, a new framework for the localization of this technology has been introduced. To evaluate the performance of these methods, a six-level concrete structure has been considered, and the reinforcement, formwork and concreting activities of the beams, columns and shear walls are defined for these models. Finally, the cost calculations of the above activities have been done by using both methods. The results of this study indicate that the use of the integrated BIM-DES model can, not only accurately estimating cost and evaluation, but to help in planning supplies of materials, resources, equipment and scheduling of activities.
