Construction industry has been one of the most expensive industries. Among the various stages of construction, the exploitation phase is more important. This stage is the longest part of the project life cycle, and the cost of maintenance at this stage can be several times the cost of construction.
In recent years, the Construction industry in developed countries has seen significant benefits in projects due to use of concept of Building Information Modeling . Utilizing this concept and integrating it with facility management, is one of the successful strategy in the maintenance and repair of construction projects, and their equipments. This approach, which is a systematic approach to maintenance planning,regarding successful implementation experiences in various projects, has given effective solutions to industries such as power plants .
Among the various types of existing power plants in the country, combined cycle power plants (CCPP) Due to its high efficiency, have more popularity in the power system. The implementation of privatization policies of power plants management, as well as the limitation of the construction and operation budgets, managers and planners have been encouraged to improve the state of maintenace,repair and equipment of theses units by applying new approaches of facility management.
In this regard, the purpose of this study is to determine and implement a computer maintenance management software for a combined cycle power plant equipment through the integration of Building Information Modeling and Facility Management (BIM-FM) process. For this purpose, by extracting the data in the context of the management of the current facilities, the dimensions and requirements of maintenance software were achieved
Finally, for the software, an information conceptual model along with a 3D model is presented.
