This research seeks to evaluate real estate real estate by considering rigorous scientific models based on effective measures of indoor and outdoor qualities. The long-term prospect of this study is Big Data (city-wide) research, which examines their interconnectedness to automate real estate activities.
The work process in this study is compiled in a conceptual model that data mining will be done by three jobs according to the needs of the system that will target a wide range of users based on the current theory of intelligence across the city. The application and quantification of urban design qualities is based on a numerical model; the basis of this model is based on the extraction of metrics from binary opposites of the nine dimensions of urban design.
It is important to note that the derived metrics ultimately seek to represent the real value of the property in the form of understandable intermediaries. In the first phase, values will be provided in the form of normal numbers, and in the second stage, the use of global emoji mediums to convert numerical qualities to comprehensible images.
The results of this study are that using fish net technique in GIS environment after networking the city into sensitive areas with information such as acupuncture and impact assessment was done based on distance from impact data center which is the main criterion of rating. The system is based on this.
Because of the constant lack of information in all urban areas, we need a technique that gives us point scoring. Implementation of the idea that we consider the city as a network and hit and evaluate sensitive points like acupuncture and distance from the evaluated center will be our scoring criteria, will be done by fish net technique.
