امروزه قيمت بالاي مسكن و نداشتن كيفيت مناسب دغدغه بسياري از جوامع و خانواده‌ها شده ا‌‌‌¬¬¬¬ست. هدف اين تحقيق حركت در جهت تقرب به ساختار مسكن باكيفيت مناسب و قيمت بهينه مي‌باشد. روش تحقيق تركيبي ا‌ست، بخش گردآوري اطلاعات از طريق مطالعات كتابخانه‌اي- ميداني و در ادامه روش پيمايشي و تكنيك دلفي مورداستفاده قرارگرفته است. جامعه آماري مورد¬مطالعه اساتيد شهرسازي و معماري دانشگاه بهشتي و علم و صنعت ايران تعيين شده است. با توجه به نتايج حاصل از پژوهش، عواملي كه بر كيفيت مسكن و قيمت آن اثرگذار هستند به چهار دسته كلي كالبدي، اقتصادي، اجتماعي و مديريتي، تقسيم مي‌شوند كه مهم‌ترين آن‌ها در حوزه اقتصاد مسكن: طراحي، مصالح، تكنولوژي، قيمت زمين، عرضه و تقاضا هستند و مهم‌ترين مؤلفه‌هاي كيفيتي مسكن، فرم، ارتباط با طبيعت، بستر طرح، دسترسي‌ها مي¬باشند. بررسي ميزان رابطه آن‌ها نشان مي¬دهد زوج مؤلفه‌هاي زير با وزن مشخص‌شده قوي‌ترين رابطه رادارند: (طراحي- فرم ساختمان (8.8))، (طراحي- عملكرد فضاي داخلي (7.5))، (طراحي- ارتباط با طبيعت (7.4))، (هزينه ساخت - فرم ساختمان (7.2))، (طراحي- بستر طرح (7))، (تكنولوژي – فرم ساختمان (7))، (قيمت زمين- تنوع كاربري و خدمات (6.6))، ( نوع مالكيت و فرم ساختمان (6.6) و (طراحي- معابر و دسترسي‌ها (6.4))

Design of residential complex at affordable prices and desirable spatial quality for middle income households

Today, the high cost of housing and the lack of quality have become a concern for many communities and families. The purpose of this study is to move towards the proper housing with a good quality and optimal price. The research method is a hybrid. The information gathering section was used through library-field studies and then we continued with Delphi technique. The statistical population of this study was the faculty members and experts in urban planning and architecture of Beheshti University and university of science and technology of Iran. We used their information through a questionnaire. According to the results of the research, the factors affecting the quality of housing and its price are divided into four general categories of physical, economic, social and managerial, the most important of them in the field of housing economics are: design, materials, technology, land prices, inflation , supply and demand, and... The most important component of housing quality are : form, relationship with nature, context, access and…. And their relationship analysis show that the following components have the strongest relationship with the specified weight : (Design - building form (8.8)), (design - interior functions (7.5)), (design – relationship with nature (7.4)), (construction cost - building form (7.2)), (design – context of project (7)) , (Technology - form of building (7)), (land price - service diversity (6.6)), (ownership type and building form (6.6), (design-passages and accesses (6.4)
