Traditional performing arts are part of our culture, leisure time and our traditional city history which some of them like Naghali and Ta‘zīye are on the list of World Intangible Cultural Heritage. Today with unacquaintance of people, the roots and origins of these cultures, as well as the appropriate spaces of these traditional drama are being forgotten. Tekyeh as the context for performing the drama of Ta‘zīye and its place in our culture also has architectural features. Dowlat Tekyeh is a good and effective example of such spaces and Tekyehs in old Tehran that unfortunately no trace of it remains. Over the years, because of the urban changes in Tehran, many of these Tekyehs have been destroyed or physically and functionally neglected. The Destruction or preservation of a building is not only for the point of view of architecture and urban planning, but also it is a reminder that by destroying a monument, part of a nation's history will be buried. This research is based on the recognition and documentation of the old Tehran Tekyehs in the contemporary context of Tehran within the scope of the Kershish and Abdolghaffar maps, Considering their Qajar functions and context, investigating the architectural spaces of the significant Tekyehs in old Tehran, studying for changes or alterations in their use. Sadat Akhavi Tekyeh is a significant and valuable example in the old fabric of Tehran, one of those few remained ones from the prosperity period of Tekyehs in Old Tehran that has its original role as performing the ceremony as in the past and inscribed in the intangible national heritage, which is ready for the presence of people in limited days and hours of the year and has artistic, architectural, historical, and etc. values. This Tekyeh has not been evaluated in restoration studies and even there is no available documentary maps of it yet. The research methodology is qualitative, with a combined approach of descriptive-historical methods and the obtained results have been evaluated analytically-comparatively. The method of data analysis is based on comparison and analysis of the author. Data collecting information is based on library studies of available documents and field observations and drawing Sadat Tekyeh maps done by the author for the first time. A comparative study of Tekyehs shows that many of spatial and architectural elements are similar. recognition the different aspects of Sadat Akhavi Tekyeh, collecting information and drawing maps and architectural documents in addition to helping to record this historical monument, is a small effort in order to recognition and conservation of the ancient heritages. Also comparison and adjustment of the information obtained in line with codification of policies and strategies for rehabilitation and examining the potentials in the historical fabric of Odlajan. Consecutive and unprincipled restorations by the trustees of the Tekyeh that have led to damage to the building, Requires conservation and restorative activities to prevent possible hazards and delaying erosion, in order to preserve identity of the monument and its historical fabric. In this regard, executive details for restoration have been proposed. Since the best function is the origin use of the building according to the contemporary needs, and the endowment (Vaghf) to the mourning ceremony of Imam Hussein, keeping its use by keeping main spaces functions and just organizing spaces to get to know better this Tekyeh and the symbolic elements of its Qajar fabrics, and the recognition and performing forms of Ta‘zīye ceremonies during inactive hours is recommended. The introduction will help attracting tourists, increases the presence of people in Tekyeh, the prosperity of Sadat neighborhood and the presence of local residents. Suggested solutions in the fabric of the neighborhood can be mentioned as organizing riding and pedestrian access, organizing walls and flooring proportional with the historical identity of the neighborhood, effective communication of Tekyeh with spaces within neighborhoods, suitable urban furniture.
