طراحي مجموعه ي مسكوني درآمد تركيبي با رويكرد ارتقاي تعاملات اجتماعي

طبقات اجتماعي در شهرهاي امروزي به شدت در حال فاصله گرفتن از يكديگرند.فاصله گرفتن طبقات اجتماعي و ناتواني قشر كم درآمد جامعه براي تأمين مسكن مورد نياز خود، مشكلات فراواني اعم از بي نظمي اجتماعي و جرم خيزي ، افزايش رفتارهاي ناهنجار و... را ايجاد كرده است. دركشورهاي در حال توسعه فقدان منابع كافي، ضعف مديريت اقتصادي،... تامين مسكن را به شكل پيچيده و چند بعدي درآورده است. نحوه عملكرد دولت ها درسياست گذاري هاي بخش مسكن بايد در جهت كاهش اين مشكلات باشد. در ايران، بنظر ميرسد استفاده از مسكن مهر و ساير مساكن دولتي خارج از شهر براي افراد كم درآمد، منجر به محروميت اين افراد از فرصت هاي برابر همانند برخورداري از مدارس خوب و ... و تجميع شهروندان كم درآمد در يك نقطه و آسيب هاي ناشي از آن شده است.در اين تحقيق به عوامل موثر در طراحي مجموعه اي با كيفيت در بعد هاي كالبدي،اجتماعي ،اقتصادي سياسي و كاربري و زيرساخت اجتماعي تحت عنوان مجموعه مسكوني درآمد تركيبي(مجموعه اي شامل افرادكم درآمد و درآمد متوسط) جهت كاهش اختلاف طبقاتي پرداخته شده است.در اين پژوهش با بهره مندي از مطالعات كتابخانه اي به روش مرور سيستماتيك ، بعد از جمع آوري مطالب و روايي پايائي آنها به بررسي مطالب پرداخته شده است و مولفه هاي موثر در طراحي مجموعه مسكن درآمد تركيبي و اهميت هريك از آنها به روش دلفي بدست آمده است و در نهايت راهكارهاي موثر در طراحي اين نوع مجموعه از جمع بندي جوابهاي140 پرسشنامه ي بسته با طيف ليكرت در جهت بهبود تعاملات اجتماعي و همزيستي طبقاتي بيان شده است كه بخشي از راهكار هاي سياست گذاري و مديريتي آن تأمين بودجه پروژه ، قابليت دسترسي منطقهي مسكوني به حمل و نقل عمومي و ... واست . و بخشي از راهكارهاي طراحي مجموعه، وجود فضاي عمومي و گفت و گو ،ايجاد دسترسي ها به فضاهاي مشترك و در نظر گرفتن مكاني براي بازي كودكان و... است.

mixed-income housing Design with increasing social interactions approach Today , the social classes in the cities are extremely distant from each other . The disparity between the social classes and the inability of the low income community to provide the housing they need has created many problems , including social disorder and crime, an increase in abnormal behaviors, and so on . In developing countries , the lack of adequate resources , the weakness of economic management , etc have complicated housing supply . The way governments operate in housing policy should help reduce these problems . In Iran , the use of social housing and other government housing outside the city for low income people has led to people being deprived of equal opportunities such as having good schools and the aggregation of low - income people is in one place and the damage caused by it . This study investigates the factors affecting the design of a qualitative housing) In the physical , social , economical / political, user aspects ( as mixed-income residential complex (a set of low-income and middle-income people) to reduce class divisions . In this research , by using systematic review method After gathering information , they are reviewed and the effective elements in the design of mixed-income residential complex and the importance of each of them are obtained in the Delphi method . finally, effective strategies in designing this type of residential complex have been determined by Likert - scale questionnaire responses to improve social interactions . Part of its policy and management solutions is 1: project financing (And paying attention to the support of private and public companies ) , 2: residential access to public transportation , and more . 3: Creating equal opportunities for learning and enhancing the quality of education )And paying attention to individual education and awareness in this kind of collection ( , 4: Managing negative behaviors and social relationships ( having a management that tries to minimize disparities between residents of different economic groups ) and … . some of the collection design strategies include : 1: creating a public space and consideration of more diverse and social environments , 2: considering some places for children to play and Designing a Neighborhood Center (Where there is a space like libraries and cultural centers, etc.) .
