Commercial complexes have more functions in this day and age than what they were designed for in the first place, they tend to be used for entertainment purposes or they are even used to facilitate our social communications. Thus, it doesn’t seem rational to ignore the necessity of these places. The main objective of this research is to study the local people’s needs which drive them to these centers and how to satisfy them. To start with, people’s requirements were compared to Maslow’s Hierarchy of Needs. We used other researchers’ work to determine the features in these buildings which satisfies the visitors’ needs. The next step was to categorize the solutions we had suggested and too evaluate this grouping and assess the efficiency of each factor, Delphi method was used and inquiries were handed to the specialists. Finally, we considered the mean of all answers and included the experts’ advice and a framework was put forward and its components are: 1- physical, 2- functional, 3- social-cultural, 4- security, 5- climatic-environmental. The other part of this research focuses on field research, in which the questionnaire was given to the residents of Amol to find out what they consider to be the success factors of commercial centers. The inquiry investigated the physical and functional features of shopping centers. Using statistical analysis software, like SPSS and smart-PLS, we recognized the most effective elements. The results confirmed that in functional aspect, presence of different types of entertainment could attract customers, and regarding the physical aspect, the outer appearance of the building appeals to them most.
The next stage of this project will be planning a multi-purpose building. The theoretical outcomes of the current research will be employed to provide a venue for citizens with leisure facilities and the design should respect the visitors’ needs more than anything else.
