حفاظت از آثار تاريخي در دنياي كلاسيك با نگاه ويژه بر كالبد فيزيكي اثر همراه بود، اما در دنياي نوين حفاظت، جنبه¬هاي غيركالبدي آثار تاريخي مورد توجه قرار گرفته است. به دنبال رويكردي نوين در ارزش¬گذاري بناها و بافت هاي تاريخي، در اين پژوهش به شناسايي مفهوم ارزش به عنوان يكي از مفاهيم ناملموس در حفاظت آثار پرداخته شد. با تحليل و بررسي مباني و ديدگاه¬هاي مرتبط با آن، و نمونه¬هايي از تجربه¬هاي عملي در ارزش گذاري بناهاي تاريخي ، به چارچوب نظري به منظور ارزش گذاري بناهاي تاريخي دست يافته شد. باتوجه به چارچوب نظري مشخص شده ارزش گذاري بناي تاريخي در 5 سطح مختلف انجام خواهد شد كه در اولين سطح بعد ارزشي هريك از بناهاي تاريخي شامل اصات، يكپارچگي و هويت، مورد ارزش گذاري قرار گرفت و در سطح بعدي مؤلفه¬ها در ارتباط با ابعاد سه گانه تعريف شدند كه از جمله مؤلفه: اصالتمندي تاريخي-اسنادي، پويايي و سرزندگي، فرم، معنا و ... مي¬توان اشاره نمود و در سطح سوم نماگرهاي بنا در ارتباط با مؤلفه¬ها مشخص شد و بعد از آن شاخص-هاي ارزش گذاري در انطباق با نماگرها تعريف شدند و در پايين¬ترين سطح متغيرها قرار دارد كه هريك از اين متغيرها نشان-دهنده يك شاخصه ارزشي در بناي تاريخي مي¬باشند. همچنين پيش از شروع ارزش گذاري بناي تاريخي وضعيت ويژگي¬هاي بيروني اثر تاريخي شامل: بستر محيطي، رويكرد حفاظتي و زمان مشخص شد. در ادامه با بررسي چارچوب مفهومي ارائه شده در سه بناي تاريخي شهر يزد، خانه اخوان سيگاري- خانه صدرالعلما-خانه مودت، نسبت به عملياتي بودن آن، اقدام گرديد تا براين اساس هدف اصلي اين پژوهش بعني تدوين چارچوب يكسان ارزش گذاري و سنجش بناهاي تاريخي شهر يزد، تحقق يابد. براين اساس تحليل داده¬هاي بدست آمده براساس چارچوب مفهومي پژوهش با روش پيمايش جز به جز در هريك از سه بناي تاريخي مورد مطالعه برمبناي متغيرهاي مشخص شده، انجام گرديدكه داده¬ها در اين بخش شامل داده¬هاي مربوط به پرسشنامه، مصاحبه و داده¬هاي برداشت ميداني و مطالعاتي مي¬باشد. سپس ارزش كمي و كيفي هريك از متغيرها را در هربنا تعيين شد و با روش تحليل اختلافي – ارزشي جهت ارزيابي وضعيت متغيرها نسبت به يكديگر به صورت دو به دو مورد مقايسه قرار گرفت. و وزن مؤثر هر متغير در ارزش گذاري نهايي بناها محاسبه گرديد و ارزش سه بناي ياد شده در 5 سطح بيان شده، مشخص گرديد. تحليل چارچوب نظري بر سه بناي تاريخي مورد نظر نشان داد كه هريك از بناهاي مورد مطالعه بر مبناي چارچوب مفهومي معرفي شده در طيف مشخصي از شاخص نموداري ارزش گذاري مورد نظر در پژوهش قرار دارند، خانه اخوان سيگاري نسبتاً باارزش – خانه صدرالعلما نسبتاً باارزش – خانه مودت نسبتاً باارزش. در نهايت، مي¬توان نتيجه گرفت كه جهت ارزش¬گذاري بناهاي تاريخي، لازم است از حالت انفعالي توجه به موضوعات كالبدي صرف دست كشيد و به زمينه¬هاي اجتماعي، اقتصادي، اقليمي، زيست محيطي و كالبدي موجود و مؤثر در بناهاي تاريخي توجه كرد. همچنين لازم است در ارزش¬گذاري بناهاي تاريخي، با نگاه فرآيندي با تأكيد بر انعطاف¬پذيري، نسبت به ارزش¬گذاري بناهاي تاريخي اقدام نمود. اين پژوهش در انتها، يك چارچوب عملياتي براي ارزش¬گذاري بناهاي تاريخي در يك فرآيند منطقي و منعطف ارائه داده است كه بر مبناي چارچوب مفهومي متغيرهاي ارزش¬گذاري در 5 سطح ارزش¬گذاري شوند.

The protection of historical monuments in the classical world was associated with a special look at the physical body, but in the modern world of protection, non-human aspects of historical works have been considered. Following a new approach in the valuation of historical buildings and tissues, in this research, identifying the concept of value as one of the intangible concepts in protecting works. By analyzing and reviewing its relationships and views, and examples of practical experiences in the valuation of monuments, the theoretical framework was achieved in order to valuate monuments. Due to the specific theoretical framework, monument valuation will be carried out at 5 different levels, which was valued at the first level of value of each monument including virtuality, integrity and identity, and in the next level of components in relation to dimensions The triple was defined, including the component: historical genealogy, dynamics and vitality, form, meaning, etc. can be mentioned and at the third level of the facades of the building in relation to the components, and after that indicator- Valuation is defined in adaptation to the facades and is located at the lowest level of variables, each of which shows a valuable value in the monument. Also, before the start of the monument, the status of the external characteristics of the historical effect included: environmental platform, protective approach and time. In the following, by examining the conceptual framework presented in the three monuments of Yazd, the home of the Brotherhood of the smoker - the house of Sadr Talela-House of Mudt, to its operational, so that the main objective of this research is to develop the same framework of valuation and assessment of monuments. The city of Yazd is realized. Based on the analysis of the data based on the conceptual framework of the research by scrolling method, except in each of the three historical monuments, based on the specified variables, data were performed in this section including data-related data, interview and data Athletics and studies are studied. Then, the quantitative and qualitative value of each variables was determined in Herbana and compared with the difference analysis method to evaluate the status of variables compared to each other two to two. And the effective weight of each variable was calculated in the final valuation of the buildings and the value of the three monuments in 5 levels was determined. The analysis of theoretical framework on the three historical monuments showed that each of the studied monuments are based on the conceptual framework introduced in a specific spectrum of the valuation diagram in the research, the home of the relatively valuable smoker - House of SadraLalma relatively valuable - home Modate relatively valuable. Finally, it can be concluded that for the valuation of historical buildings, it is necessary to attend passive attention to physical issues and focus on social, economic, climatic, environmental and physical, environmental and effective monuments in historical monuments. At the end, this research has provided an operational framework for valuation of monuments in a rational and flexible process based on the conceptual framework of valuation variables in 5 levels.
