چكيده: افزايش روز افزن جمعيت و نياز به مسكن در كشور ايران و افزايش قيمت زمين و عدم دسترسي افراد كم درآمد به مسكن ضرورت پراختن به اين پژوهش را ايجاد كرده است و با توجه به تغييرات سبك زندگي افراد نياز ها و خواسته هاي آنان تغيير كرده است كه نيازند رويكردي نو در طراحي مي باشد ، اين پژوهش بر اين باور است كه يك فضاي انعطاف پذير مي تواند به اين موضوع يك راه حل درست و واقع بينانه اي ايجاد كند تا هم براي قشر كم درآمد مساكني با حداقل مساحت و كارايي باال توليد شود و هم به مشكل كمبود زمين براي ساخت در محيط زندگي امروزي پاسخ دهد. قشر كم درآمد جامعه ازآن دسته افراد جامعه هستند كه با توجه به گران شدن زمين و باال رفتن قيمت آپارتمان ها قادر به خريد خانه هاي امروزي نيستند، از طرفي با كم كردن مساحت زمين به منزله خريد افراد ايجاد تنوع فضايي و كاربري هاي مناسب زندگي با مشكل روبه رو شده است. هدف از اين پژوهش انعطاف پذيري در ساختمان است تا بتواند راه حل هاي گوناگون فضاهاي مختلفي را در يك ساختمان ايجاد كند . روش پژوهش جهت دستيابي به اين هدف با استفاده مطالعات مباني نظري در مفاهيم پژوهش و بررسي نمونه هاي مشابه از روش تحليل كيفي محتواي متون استفاده شده است كه خروجي آن شناسايي ابعاد و شاخص هاي طراحي مسكن كم در آمد با رويكرد انعطاف پذيري است و سپس با تهيه دو پرسشنامه ) انعطاف پذيري ( و ) مسكن كم درامد( با طيف ليكرت 5 نقطه اي با جامعه آماري 45نفر كارشناس معماري در محدوده مورد مطالعه تكميل شده و با استفاده از آزمون اسميرنوف - كولموگروف در نرم افزار spss تحليل شده است و سپس با استفاده از نتايج پرسشنامه و مطالعات ميداني در محدوده مورد مطالعه يافته هاي تحقيق سنتز )روهم گذاري( شده و الزامات طراحي رديابي شده است . نتايج نشان داده طراحي بعد اقتصادي و درآمد زايي ، طراحي فضاي شناور ، طراحي بهم پيوستگي و تفكيك پذيري واحد ها ، طراحي توسعه داخلي و خارجي واحد ها و مبلمان تاشو مهم ترين عوامل موثر جهت طراحي مسكن براي افراد كم درآمد با رويكرد انعطاف پذيري است ، در انتها با استفاده از اين عوامل با استفاده از نرم افزارهاي ترسيمي سايت موردنظر طراحي شده است .

Designing low-income housing with a flexible approach in the 22nd district of Tehran

Abstract The ever-increasing population and the need for housing in Iran, the increase in land prices, and the lack of access to housing for low-income people have created the necessity to carry out this research, and according to the changes in people's lifestyles, their needs and desires have changed. They need a new approach in design, this research believes that a flexible space can create a correct and realistic solution to this issue in order to produce housing with minimum area and high efficiency for the low income group. to answer the problem of lack of land for construction in today's living environment. The low income strata of the society are those people who are not able to buy modern houses due to the high price of land and rising prices of apartments. A problem has been encountered. The purpose of this research is flexibility in the building so that it can create different solutions for different spaces in a building. The research method is used to achieve this goal by using theoretical basis studies in the research concepts and examining similar samples, using the qualitative content analysis method of the texts, the output of which is to identify the dimensions and indicators of low-income housing design with a flexibility approach, and then with Preparation of two questionnaires (flexibility) and (lowincome housing) with a 5-point Likert scale with a statistical population of 45 architectural experts in the study area was completed and analyzed using the Smirnov-Kolmogorov test in spss software and then using From the results of the questionnaire and field studies in the studied area, the research findings have been synthesized and the design requirements have been traced. The results showed that the design of the economic dimension and income generation, the design of the floating space, the design of the interconnection and separation of the units, the design of the internal and external development of the units and folding furniture are the most important effective factors for the design of housing for low-income people with a flexible approach. Finally, by using these factors, the desired site is designed using drawing software.
