Public and private open spaces of residential complexes are a suitable platform for residents' activities and social interactions, which promote the individual's personality and mental and social health and dynamism. Still, unfortunately, in Iran, less attention has been paid to this issue. This factor led to studies in social sustainability to increase the productivity of short-term residential buildings and another issue that has an impact on socialization; It is the visual quality (isovist) that has a significant impact on advancing this goal. The present study sought to create a comparative study in terms of these two factors. With sufficient knowledge of the library studies conducted in this field, the researchers' effective characteristics were identified, and a field evaluation (questionnaire) of experts in the field of architecture was conducted. The data obtained from the questionnaire were analyzed in SPSS software. Comparing the mean of indicators in each factor shows that green space, service, sense of belonging, vitality, diversity, public space, ease of access, interaction, relaxation, and satisfaction are the most critical factors affecting social sustainability. Also, indicators such as field of view, controllability, depth of vision, and a sense of pleasure and satisfaction, clarity, space use, and diversity can be named the most important indicators affecting visual quality. Also, men and women have the same views on the visual quality of residential design, but the degree of social stability in women is higher than men. Therefore, it is possible to improve factors such as increasing green space, lively and uplifting design, increasing the common space for more residents to interact in both private and public spaces of the residential complex, as well as increasing services and urban infrastructure in the design site that is more important for men to increased the level of social stability in the residential area. However, individuals' education and marital status do not affect their views on social sustainability and residential design's visual quality.
