با بروز مشكلات اقتصادي و افزايش قيمت مسكن، مردم در تأمين سرپناه كه از اساسي‌ترين حقوق هر شهروندي است، با شكست مواجه شده‌اند. تأمين‌كنندگان مسكن نيز براي حل اين مشكل به حداقل‌سازي واحدهاي مسكوني روي آورده‌اند. اما اغلب خانه‌هايي كه اين‌گونه طراحي مي‌شوند، نمي‌توانند به شكل موفقيت‌آميزي پاسخگوي نيازهاي استفاده‌كنندگان باشند. به حداقل رسيدن مساحت در اين شرايط موجب ادغام نامناسب عملكردها يا حذف كلي آن‌ها از زيربنا و به عبارت ديگر، حذف كلي آن‌ها از زندگي و ليست نيازهاي خانواده‌ها‌ شده است. يكي از راهكارهاي ارائه‌شده براي مقابله با اين مشكلات، رويكرد انعطاف‌پذيري در طراحي ساختمان‌ها بوده است كه آزادي انتخاب را از ميان گزينه‌هاي متنوع، متناسب با نيازها و خواسته‌هاي فردي فراهم مي‌آورد. در ميان روش‌هاي انعطاف‌پذيري كه تاكنون مطرح شده است، خلق فضاهاي چندعملكردي جزء مؤثر و تكرارشونده دسته‌بندي‌هاي صاحب‌نظران مختلف بوده است. اين راهكار در مساحت‌هاي محدود بهينه‌ترين نتيجه را به عمل مي‌آورد و مي‌تواند پاسخگوي بسياري از نيازهاي تغييرپذير ساكنين باشد. هدف از اين پژوهش شناسايي مولفه‌هاي اولويت‌دار چندعملكردي در مسكن استطاعت‌پذير براي پاسخگويي به نيازهاي متنوع مي‌باشد. بدين منظور در ابتدا با بهره‌گيري از روش توصيفي و ابزار مطالعات كتابخانه‌اي-اسنادي، مؤلفه‌هاي فضاهاي چندعملكردي در انعطاف‌پذيري مسكن شناسايي و سپس با استفاده از روش تحليل محتوا، مؤلفه‌هاي مرتبط با استطاعت‌پذيري طبقه‌بندي شد. در مرحله بعد، با جمع‌بندي مطالب مستخرج از ادبيات موضوع، مؤلفه‌هاي طراحي كيفيت چندعملكردي در مسكن استطاعت‌پذير به‌عنوان چهارچوب مفهومي پژوهش به دست آمد. سپس، نمونه‌هاي مطالعاتي بر مبناي چهارچوب مفهومي از طريق روش موردپژوهي تحليل شد. در نهايت، از طريق روش «پژوهش از طريق طراحي» و بر مبناي نمونه‌هاي تحليل‌شده، سه رويه اصلي براي كانسپت طراحي شامل كانسپت طراحي با توجه به طراحي در سه سطح، كانسپت طراحي با توجه به پستي و بلندي سايت، و كانسپت طراحي با توجه به برش عملكردي شكل گرفت و به طراحي مجموعه مسكوني استطاعت‌پذير در منطقه 2 شهرداري تهران منجر گشت. نتايج نشان مي‌دهد كه در مجموع 24 مؤلفه تأثيرگذار، مؤلفه‌هاي با اولويت بالاتر عبارتند از «ديوار متحرك»، «فضاي بدون عنوان»، «مبلمان انعطاف‌پذير»، «محل قرارگيري فضاهاي مرطوب» و «خلق فضاي يكپارچه» كه مي‌توانند سبب به حداكثر رساندن استفاده مفيد از مساحت حداقل شوند.

Affordable Residential Complex with an Emphasis on Multifunctional Spaces

With the emergence of economic challenges and the rising cost of housing, people have struggled to secure shelter, which is one of the most fundamental rights of every citizen. Housing providers have turned to minimizing residential units as a solution to this issue. However, homes designed in this manner often fail to successfully meet the users' needs. The reduction in size under these conditions leads to the improper merging of functions or their complete removal from the living space, which essentially means their exclusion from families’ everyday lives and needs. One proposed solution to address these problems is a flexible design approach in building architecture that offers a range of diverse options, allowing users the freedom to choose according to their personal needs and desires. Among the flexible design methods that have been introduced so far, the creation of multifunctional spaces is considered a key and recurring element by various experts. This strategy provides the most efficient results in limited spaces and can address many of the changing needs of residents. The aim of this research is to identify the priority components of multifunctionality in affordable housing to meet diverse needs. To this end, first, through a descriptive method and using library-documentary research tools, the components of multifunctional spaces in flexible housing were identified. Then, through content analysis, the components related to affordability were categorized. In the next step, by synthesizing the information extracted from the literature, the design components of multifunctional quality in affordable housing were developed as the conceptual framework of the research. Subsequently, case studies were analyzed based on this conceptual framework through a case study method. Finally, through the "research through design" method and based on the analyzed case studies, three main approaches for the design concept were formulated: the design concept considering three levels of design, the design concept considering the site's elevation, and the design concept based on functional sections. These led to the design of an affordable housing complex in District 2 of Tehran Municipality. The results indicate that among a total of 24 influential components, the highest-priority components are "movable walls," "undefined space," "flexible furniture," "placement of wet spaces," and "creating integrated spaces," which can maximize the efficient use of minimal space.
