Urban segregation is a significant obstacle to achieving an inclusive, coherent and unified city. The problem of spatial (physical)-social separation created in addition to urban neighborhoods, in worn-out and inefficient urban contexts, can cause a decrease in the socio-economic interactions of the residents of the surrounding neighborhoods, a decrease in the investment sector for the development of these contexts, a change of perspective. In most of the citizens, regarding the choice of their living space, The migration of the main residents and the entry of the non-native population into the context and even the entry of foreigners and creating many problems for them, as well as hasty management decisions, non-specialist urban management and the lack of detailed studies in development plans, in cities and especially metropolises. , has led to the creation of neighborhoods with inefficient texture. Another consequence of these decisions is creating a problem called segregation in urban neighborhoods. The effects and consequences related to urban segregation will not only affect the poor people and families, but will also affect the majority of residents as well as the form and structure. Therefore, in this research, the research method is quantitative and qualitative, and its approach is descriptive-analytical. But according to the approach of spatial analysis and using spatial-descriptive data to measure the status of social and spatial indicators of the inefficient fabric of Qaitarieh neighborhood of Tehran metropolis, in order to answer the question, what is the difference between the two concepts of inefficient urban fabric and social-spatial separation? Is there a relationship? (What is the level of segregation? What are the strategies and solutions to reduce it?). Based on these characteristics, the nearest neighbor average model, Moran's spatial autocorrelation model and hot and cold spot analysis model were used in Arc/GIS software. According to the obtained results, among the economic indicators, the factor of renting has the highest weight and the activity rate has the lowest weight, in the socio-demographic dimension, the proportion of immigrants has the highest weight and the index of the household dimension with a weight of 0.019 has the lowest score and in the physical-physical dimension as well, The deterioration index of the parts with the highest value and the household in the residential unit with the lowest value have been obtained in the selection of Qaitarieh neighborhood. Therefore, it can be said that social-spatial segregation has been formed in the studied area. In this research, using various methods of measuring single-group, two-group and multi-group urban segregation, using software GIS and separation analysis software have been used to measure the existing situation in the studied neighborhood.
