امروزه تأمين مسكن قابل استطاعت براي گروه هاي مختلف اجتماعي به عنوان يكي از مهمترين چالش هاي جامعه مطرح مي شود. مطالعه و تلاش براي ايجاد روش ها يا گونه اي از طراحي كه علاوه بر تامين آسايش و راحتي و بسياري از شاخص هاي مسكن مناسب، داراي قيمت مناسب و ارزان نيز باشد و براي اقشار ضعيف و متوسط جامعه، قابل استطاعت باشد، مهم و ضروري است. با بررسي هاي انجام شده در زمينه مسكن، به نظر ميرسد رويكرد انعطاف پذيري با راهكار هاي متنوعي ميتواند در قابل استطاعت شدن مسكن و در عين حال كيفيت آن، نقش داشته باشد لذا هدف اين پژوهش شناسايي كانسپت هاي طراحي انعطاف پذير موثر در مسكن قابل استطاعت مي باشد. براي رسيدن به هدف طراحي از روش پژوهش از طريق طراحي استفاده شده است كه در گام اول ، ابتدا راهكارهاي طراحي مسكن انعطاف پذير و مولفه هاي طراحي مسكن قابل استطاعت استخراج گرديد. سپس براي يافتن ارتباط بين مولفه هاي اين دو موضوع، چهارچوب نظري پژوهش در قالب جدول هدف محتوي تهيه شد. طبق اين چهارچوب، راهكار هاي طراحي انعطاف پذير در 245 نقطه بر مولفه هاي مسكن قابل استطاعت اثر ميگذارد. در گام دوم پژوهش 12 نمونه مطالعاتي كه شامل موضوع استطاعت پذير و انعطاف پذير به صورت مشترك مي باشد، در قالب چهارچوب نظري تهيه شده تحليل شد و خرد ايده هاي انعطاف پذير موثر در مسكن استطاعت پذير اين نمونه ها استخراج شده و در 8 دسته انعطاف پذيري، شامل: سيستم ساختاري، تنظيم و سازگاري پوشش ساختمان، استفاده از اتصالات خشك ، دسترسي ها، فضاهاي خدماتي، طراحي معماري(انواع واحد ها)، طراحي معماري(ساماندهي فضايي) و تجهيزات و مبلمان دسته بندي شد. از بين 30 خرد ايده استخراج شده، طراحي مدولار و ساختار باز در دسته سيستم ساختاري، اتصال خشك قطعات پيش ساخته و امكان تغيير و تعمير قطعات در دسته استفاده از اتصالات خشك، نماي مدولار پيش ساخته در دسته تنظيم و سازگاري پوشش ساختمان، زون بندي فضاهاي خدماتي به عنوان فضاي ثابت قبل و بعد از گسترش در دسته فضاهاي خدماتي و طراحي مدول پايه و ارائه انواع واحد ها از انواع تركيب و پيكربندي مدول ها و فضاي باز نا معين واحد ها و امكان تعيين توسط كاربر در دسته طراحي معماري(انواع واحد ها)، بيشترين تكرار را در بين نمونه هاي مطالعاتي بررسي شده داشتند. از تركيب يك يا چند خرد ايده ارائه شده و با در نظر گرفتن سايت ، ضوابط و ساير شرايط پروژه، شش كانسپت طراحي شكل گرفت. اين كانسپت ها شامل: ( 1. ساختار مدولار پيش ساخته 2. اتصال مدول ها و ارائه انواع واحد هاي مسكوني 3. فضاهاي ثابت و انعطاف پذير 4. پيكربندي هاي متنوع در زمين ها متنوع شهري 5. فضاهاي راكد در مجموعه مسكوني 6. انواع انعطاف پذير در طول زمان) مي باشدكه اين كانسپت ها در طراحي مجموعه مسكوني قابل استطاعت مورد استفاده قرار گرفت.

Designing Affordable Housing with a flexible approach in Mashhad

Nowadays, providing affordable housing for different social groups is considered as one of the most important challenges of the society. It is important and necessary to study and try to create methods or a type of design that, in addition to providing comfort and convenience and many suitable housing indicators, also has a reasonable and cheap price and is affordable for the poor and middle classes of society. Based on the investigations conducted in the field of housing, it seems that the approach of flexibility with various solutions can play important role in making houses affordable and at the same time improve the quality, so the purpose of this research is to identify effective flexible design concepts in affordable housing. In order to achieve the design goal, the research by design method has been used. In the first step, flexible housing design solutions and affordable housing design components were extracted by descriptive-analytical method. Then, to find the relationship between the components of these two topics, the theoretical framework of the research was prepared in the form of a table of contents. According to this framework, flexible design solutions affect the components of affordable housing in 245 points. In the second step of the research, 12 samples of studies that include affordable and flexible topics were analyzed in the form of a theoretical framework prepared and the wisdom of flexible ideas effective in affordable housing were extracted from these samples and divided into 8 flexible categories. Adaptability, including: structural system, adjustment and adaptation of building cover, use of dry connections, accesses, service spaces, architectural design (types of units), architectural design (spatial organization) and equipment and furniture were categorized. Among the 30 extracted ideas, modular design and open structure in the category of structural system, dry connection of prefabricated parts and the possibility of changing and repairing parts in the category of using dry connections, prefabricated modular view in the category of adjustment and compatibility of the building cover, zoning Service spaces as a fixed space before and after expansion in the category of service spaces and basic module design and providing various types of units from various combinations and configurations of modules and undefined open space of units and the possibility of being determined by the user in the category of architectural design (types of units) ), had the highest frequency among the examined study samples. Six design concepts were formed from the combination of one or more ideas presented and considering the site, criteria and other conditions of the project. These concepts include: 1. prefabricated modular structure 2. connecting modules and providing different types of residential units 3. fixed and flexible spaces 4. diverse configurations in diverse urban lands 5. stagnant spaces in residential complex 6. types flexible over time) that these concepts were used in the design of affordable residential complexes.
