One of the most important problems in construction industry is rework. Rework has a negative effect on time, cost, quality and almost all success criteria. Rework is " the unnecessary effort of redoing a process or activity that was incorrectly implemented
the first time or eliminate some parts of a project." Recently with progress in technology all around the world, building information modeling (BIM) is invented that with coordinating all softwares and parts of the construction work, reduces defects and experts can use all their professional potential in their projects.
The purpose of this research is to find the costs of rework in construction industry in Iran the Causes of rework and the effect of BIM in reducing it. Questionnaire and interviews with construction experts are used.
Research shows in construction projects approximately 7.2% of the cost and 10,9 % of the time is waste by rework. brickwork and building services items have the most effect on rework costs.
In projects that BIM is used, rework cost and time was 2,6% and 4,3% that has a reduction about 64% in waste of cost.
In ranking the Causes of rework, changes in construction phase and operation phase from owner, errors in design, lack of good control of employees from contractors and lack of good management and skill of workers were 4 main Causes of rework. Environment and weather conditions have the least effect on rework.
