چكيده كاهش همزمان هزينه و زمان انجام پروژه كاري يا توليدي و حداقل ثابت ماندن كيفيت اجراي پروژه و خدمات،همواره در محيط رقابتي بازار امري لازم و ضروري است كه مورد توجه مديران و پيمانكاران بوده است . يكي از بزرگترين صنعتها ،مخصوصا در كشورهاي در حال توسعه مانند ايران ،صنعت ساختمان است كه با روند رو به رشد در بخشهاي عمراني ، تعداد زيادي از بنگاه ها و موسسات خدماتي و توليدي را در اين بخش قرار داده است . از طرف ديگر سرعت رشد تكنولوژي و تغييرات سليقه اي در دنياي امروز به حدي است كه مديران را مخصوصا در اين عرصه وادار به پيروي از اين مسائل نموده است . بنابر اين تجارت و بازار رقابتي امروز آنچه مورد اهميت قرار ميگيرد ،افزايش سود و كم كردن هزينه كالا و هزينه خدمات توليد است . استفاده بهتر از منابع مالي ،كاهش هزينه هاي اجراي پروژه ها ، شناسايي آن دسته از از عمليات اجرايي كه احيانا فرا دست طراحي شده اند،توجه به حفظ كاركردهاي اصلي در فعاليتهاي كمي و كيفي ،كاهش هزينه هاي دوره بهره برداري ، كمك به موجه شدن اجراي برخي از پروژه ها از طريق اصلاح شيوه ها، جلوگيري از اتلاف منابع برگشت ناپذير مانند انرژي ،كمك شايان به كاهش قيمت تمام شده پروژه هاي ساختماني در بازار رقابتي امروز، از جمله اهداف مهندسي ارزش در صنعت ساختمان ميباشد . در اين رساله به بررسي و ارزيابي يكي از مهمترين بخشهاي بناي يك ساختمان ، يعني پوشش سقفهاي شيبدار پرداخته ميشود . عدم شناخت كافي انواع پوششهاي سقفي از طرف پيمانكاران ،ندانستن نكات و عوامل تاثير گذار بر انتخاب پوششهاي سقفي مناسب ، ندانستن تاثيرات منفي و يا مثبت شرايط اقليمي بر انواع پوششهاي سقفي و ... باعث انتخاب اشتباه نوع پوشش شده و نتيجتا تاثيرات منفي آن مستقيما متوجه مصرف كنندگان و در مقام بالاتر پايين آمدن سطح كيفي صنعت ساختمان كشور است . متاسفانه باور بسياري از پيمانكاران بر اين است كه با پرداخت هزينه بالاتر ، جنسي با كيفيت بهتر را مورد استفاده قرار ميدهند . در اين بيان ، ديدگاه علمي و ارزيابي مهندسي دقيقي وجود ندارد و اثبات ميشود كه حداقل در اين مقوله قابل استناد نيست . در اين رساله سعي شده تا با بررسي و ارزيابي فني و اقتصادي انواع پوششهاي سقفي و شناخت مطالعه بر روي تنوع اقليم هاي آب و هوايي در مناطق مختلف جغرافيايي ايران و با استفاده از مفهوم آناليز ارزش ، بهترين و مناسب ترين نوع پوشش سقفي را معرفي نمائيم . واژه‌هاي كليدي: پوششهاي سقفي ، مهندسي ارزش ، هزينه و زمان ، اقليم آب و هوايي ايران

Abstract: Always necessary in a competitive market that has been of interest to managers an​d contractors , at the same time reducing cost an​d time to do the project o​r at least stabilizing the production an​d quality of projects an​d services . Building industry, one of the biggest industries, especially in developing countries like Iran .That a large number of enterprises an​d institutions in the service an​d manufacturing sector data, with the growing trend in the construction sector. On the other side, managers in this sector has been forced to follow these problems, because the speed of growth in today's world of high technology an​d personalisation. So it's something that is important in today's competitive business market is increase profits, subtracting the cost of goods an​d cost of production. Value engineering purposes in the construction industry include: better use of financial resources, reducing the cost of projects, identifying those that might come from operations that are designed, according to retain the core functionality in the activities of qualitative an​d quantitative, help to justify the implementation of some projects through reform practices, prevent irreversible loss of resources such as energy an​d helps to reduce the cost of construction projects in today's competitive market. In this dissertation, paid to eva​luate an important part of building that is cover an​d steep roofs. The reason for choosing the wrong type of roof is lack of sufficient awareness of roof coverings from contractors, knowing the issues an​d factors affecting the choice of suitable roof coverings, knowing the negative impacts an​d positive climatic conditions on the types of roof coverings an​d … . Accordingly, directly realize the negative effects Consumers an​d the higher the lower the quality of the country's construction industry. Unfortunately many of contractors think so pay later,use better product quality. The expression, there is no scientific perspective an​d assess the precision engineering an​d proof of that is attributable, at least in this category. In this dissertation, tried with to the technical an​d economic examination an​d eva​luation of coatings for roofs an​d recognition of the diversity of weather climates in different geographical areas of Iran, introduce the best an​d most suitable type of overhead cover,with using the concept of value analysis.
