در روش زنجيره بحراني ، شناسايي و برطرف كردن قيد باعث بهبود عملكرد سيستم خواهد شد. يكي از مهم‌ترين قيدهاي پروژه، زمان است كه بايد موردتوجه قرار گيرد. در اين روش، قيد زمان از ديد رفتار انساني مورد بررسي قرار مي‌گيرد. دو عامل تخمين اوليه نادرست زمان و علل اتلاف وقت بر مدت پروژه تأثير منفي مي‌گذارند كه هر دو عامل ناشي از رفتار انساني هستند. لذا به بررسي روش‌هاي تخمين اوليه زمان پروژه‌ها پرداخته‌ شده‌است. در اين تحقيق، داده‌ها با روش مصاحبه تلفني از 18 شركت پيمانكاري رتبه‌هاي يك و دو در رشته ساختمان شهر تهران گردآوري شده است. براي تجزيه‌وتحليل داده‌ها، ابتدا اسناد صوتي مكالمات تلفني به اسناد متني تبديل و با استفاده از نرم‌افزار MAXQDA 11 به كدگذاري اسناد براي تجزيه‌وتحليل داده‌ها اقدام شد. در شركتهاي پيمانكاري شهر تهران، براي تخمين مدت فعاليت‌ها از روش‌هاي تجربي، بهره‌وري و تخمين بر اساس شرايط مختلف و قيود كار استفاده مي‌شود. در تحقيق پيش رو مشاهده‌شده است كه علل اتلاف وقت ناشي از رفتار انساني در پروژه‌ها مديريت و كنترل مي‌شود. همچنين سهم پيمانكاران جزء در اجراي پروژه‌ها 89 درصد گزارش شده‌است كه 63 درصد آنها با شيوه هاي مديريت و نحوه قرارداد به مدت قرارداد پايبند هستند. عليرغم كنترل و نظارت براي جلوگيري از علل اتلاف وقت و نيز نقش مؤثر پيمانكاران جزء در پايبندي به مدت قراردادها، 94 درصد از پروژه‌ها در شركت‌هاي پيمانكاري شهر تهران نسبت به مدت‌زمان تخمين شده، با تأخير به پايان مي‌رسند. لذا براي بررسي علل تأخير، تخمين نادرست اوليه مدت پروژه ناشي از بهره‌وري مورد بررسي قرار گرفته‌است. بهره‌وري عامل غالب بر برآورد مدت است. پس از مقايسه بهره‌وري هاي به دست‌آمده و مراجع مختلف، زمان فعاليت‌ها بر اساس بهره‌وري ها محاسبه شده‌است. اختلاف فاحشي بين زمان‌هاي به‌دست آمده ديده مي‌شود كه اين موضوع منجر به برآورد اشتباه مدت يك پروژه و در نهايت تأخير آن مي‌گردد. با توجه به نتايج به دست آمده، تأخير در پروژه‌هاي شركت هاي پيمانكاري شهر تهران، ناشي از تخمين اوليه نادرست مدت زمان يك پروژه مي‌باشد و علل اتلاف وقت ناشي از رفتار انساني با شيوه‌هاي مديريتي، كنترل و نظارت مي شود.

Evaluation the methods of estimating the duration of project activities by contracting companies in comparison with the critical chain scheduling method in Tehran

In a critical chain method, the identification and deletion of the constraint will improve system performance. one of the most important constraints of the project is the time to be considered. in this method, time is investigated from the point of view of human behavior. Two factors of misestimating time and causes of wasting time on the project have a negative impact. These are caused by human behavior. In this study, data were collected by telephone interview method of 18 building contracting company grade 1 and grade 2 in Tehran city. To analyze the data, first, the voice documents were converted into text documents, and using MAXQDA 11 software was used to encode the documents. To estimate the duration of activities using empirical methods, productivity, estimating based on different conditions and constraints of work, and the question of the work group's supervisor. In the present study, the causes of wasting time due to human behavior in projects as well as the bases of the critical chain method are controlled. The contractors ' contribution to the execution of projects has also been reported 89 %, 63 % of which adhere to management methods and how to deal with the contract period. Despite controlling and monitoring the causes of waste of time as well as the effective role of contractors in adherence to contracts, 94 % of projects in Tehran city contracting companies are delayed. Therefore, to investigate the causes of delay, the initial misestimate of the project length due to productivity has been investigated The productivity of the dominant factor is on the estimate of the time. After comparing the obtained results and different references, the time of activities is calculated based on productivity. There is a wide difference between the times taken, which led to a misestimate of a project and eventually delayed it. Due to the results, the delay in the projects of contracting companies in Tehran is due to the inaccurate initial estimate of a project and the causes of wasting of time due to human behavior are monitored and monitored.
