طرح ساماندهي خيابان عبيد زاكاني با رويكرد بازآفريني شهري

هسته تاريخي شهرهاي ايران داراي ارزش هاي فرهنگي و تاريخي است كه در اثر فرسودگي در معرض آسيب هاي بيشتري قرار مي گيرند. امروزه توجه به بافت هاي تاريخي و رفع ناپايداري آن به موضوع جدي تبديل شده به طوري كه در زمينه احياء و نوسازي در اكثر شهرهاي ايران اقدامات و طرح هاي متعددي با رويكردهاي گوناگون انجام شده است. خيابان عبيد زاكاني در هسته تاريخي شهر قرار دارد و داراي سابقه تاريخي طولاني است. اين خيابان همجوار با بازار قزوين و مركز شهر (سبزه ميدان) است كه همين امر مشكلات ترافيكي زياد براي آن به وجود آورده به گونه اي كه تبديل به محل پارك بازاريان و افراد نمازگزار در روزهاي جمعه شده است. هدف پژوهش در پي دستيابي به طرح ساماندهي و رويكرد بازآفريني شهري است تا بتواند تا از محل خدماتي براي بازريان رها يابد و هويت منفك خود را بيابد. روش تحقيق در اين پژوهش تحليلي و پيمايشي و ابزار گردآوري اطلاعات شامل مطالعات كتابخانه اي، ميداني، مصاحبه، پرسشنامه و تحليل سوات است. يافته هاي پژوهش نشان مي دهد، فرسودگي دركالبد ابنيه، رها شدن بناهاي قديمي، تبديل ابنيه و واحدهاي تجاري به انبار و كارگاه توليدي بازاريان، تبديل پاركينگ براي مراجعه كنندگان از خيابان، كمبود مبلمان شهري، كيفيت پايين كفسازي، كمبود روشنايي و نورپردازي در شب از جمله عواملي هستند كه مشكلات فراوان را در خيابان عبيد زاكاني پديد آورده است. در نتيجه با اجراي بازآفريني شهري كه شامل كالبدي، اجتماعي، اقتصادي و زيست محيطي است مي توان موجب رسيدن به ساماندهي و افزايش كيفيت زيست ساكنين خيابان شد.

Qazvin Obeyd Zakani Street reorganization plan with urban regeneration approach

The historical core of Iranian cities has cultural and historical values that are exposed to more damage due to wear and tear. Nowadays, paying attention to historical contexts and fixing its instability has become a serious issue, so that in the field of revitalization and renovation in most cities of Iran, many actions and plans have been carried out with different approaches. Obeid Zakani Street is located in the historical core of the city and has a long history. This street is adjacent to the Qazvin market and the city center (Sabzeh Square), which has caused a lot of traffic problems for it, so that it has become a park for marketers and people praying on Fridays. The purpose of the research is to achieve an reorganization plan and an urban regeneration approach so that it can be freed from the place of services for the marketers and find its own separate identity. The research method in this research is analytical and survey and the data collection tools include library studies, field studies, interviews, questionnaires and SWAT analysis. The findings of the research show, wear and tear in the body of buildings, abandonment of old buildings, conversion of buildings and commercial units into warehouses and production workshops of marketers, conversion of parking lots for visitors from the street, lack of urban furniture, low quality flooring, lack of lighting and lighting at night. They are among the factors that have created many problems in Obeid Zakani Street. As a result, by implementing urban regeneration that includes physical, social, economic and environmental aspects, it is possible to reorganization and increase the quality of life of street residents.
