The feasibility study seeks to eva‎luate and analyze the possibility of success of a project. In other words, the purpose of the feasibility study is to determine the amount of feasibility and applicability of a project and its effectiveness. Conducting a comprehensive analysis on feasibility plays an important role in terms of implementing and prioritizing in decision making phase in the beginning of the life cycle of a project which is applied in public and private projects. It causes that the project owners decide to continue or not continue in order to determine the investment priority among the capital projects, the optimal options and investment scheduling. The concept of sustainable development is an approach for eliminating the growing concerns in environmental or economic situations on which conducting different projects in construction industry can have several negative outcomes. The sustainable development has been defined as meeting current needs without considering the ability of the next generations for meeting these needs. Thus it seems necessary to conduct the studies related to this subject as well as conduct the feasibility studies of the projects simultaneously. This research has been conducted with the aim of investigating the effectiveness of the feasibility study considering the sustainable development principles in one of the projects of construction industry in Tehran. Based on conducted studies in chapter 2, 35 criteria were identified as sustainable development criteria considered in feasibility study. We finalized these criteria in first phase based on the experts’ opinions, and finally 16 criteria including 4 environmental criteria, 4 social criteria and 8 economic criteria were selected as final items. The field studies were conducted through 15 semi structured interviews in studied project. The research results were analyzed based on AHP method and the criteria were prioritized. Based on the findings of the research, it was observed that economic criteria with 63% is the most important among other factors, and after that, social criteria with 22% and environmental criteria with 15%, they occupied the second and third ranks.
