امروزه برطبق آمارهاي جهاني، جمعيت سالمند در جهان رو به افزايش است. اين در حالي است كه به دلايلي نظير تغييرات و تحولات اقتصادي در زمينه (كار، افزايش هزينه و مصرف و...)، تغييرات اجتماعي ناشي از برخوردها، (روابط و معيارهاي اخلاقي)، تغييرات خانوادگي و تفاوت¬هاي فرهنگي پيوند ميان نسل¬ها كه ضامن بارور ماندن زنجيره¬ي انتقال تجربيات در خانواده است سست شده و يا به كلي گسسته است. جامعه كه به سالمند نگاه سربار بودن را دارد به وظيفه خود كه بايد سالمند را به صورت فعالانه مورد استفاده قرار دهد كوتاهي كرده است. از سوي ديگر در كشور ما بخش اعظم خدماتي كه به سالمندان ارائه مي¬گردد تنها شامل خدمات مرتبط با امر سكونت سالمندان در خانه¬هاي سالمندان و خدمات بخش¬هاي درماني مي¬باشد كه با توجه به استاندارد¬هاي بين المللي، اين خدمات در جلب رضايت كاربران چندان موفق نبوده¬اند. از اين رو به دليل كمبود امكانات و مسكن براي اين دست از افراد جامعه، سالمنداني هم كه پويا و توانمند هستند به دليل مشكلات موجود در جامعه و خوانواده¬ها به ناچار مجبور به رفتن به سراي سالمندان مي¬شوند. از طرفي ديگر نيز كمبود امكانات رفاهي و تفريحي به منظور گذران اوقات فراغت اين قشر از جامعه به شدت احساس مي¬گردد. در همين راستا بر اساس مطالعات انجام شده و مشكلات موجود در مسكن سالمندان تصميم بر اين شد كه به طراحي محله¬اي براي سالمندان پرداخته شود كه جوابگوي ابعاد جسمي و روحي سالمندان توامان در كنار يكديگر باشد. با طراحي محيطي براي قرارگيري سالمندان و كودكان در كنار يكديگر و هم¬چنين مراكزي براي كار و فعاليت سالمندان بر آن شديم كه پاسخگوي نيازهاي روحي و ابعاد اجتماعي سالمندان، و از سوي ديگر با در نظر گرفتن مراكز خدماتي چون واحد پرستاري نيز پاسخگوي نيازها و مشكلات جسمي (مراقبت¬هاي كوتاه مدت) اين افراد باشيم. اين مجموعه¬ي مسكوني با ارائه¬ي خدماتي به ساكنين خود و هم¬چنين همسايگان بر آن است كه علاوه بر پاسخگويي به نيازهاي جسمي افراد سالمند، پاسخگوي نيازهاي روحي اين دست از افراد نيز باشد. به نحوي كه محيط زندگي سالمندان با استفاده از رويكرد رضايتمندي سكونتي به گونه اي طراحي گردد كه هم بر اساس استانداردهاي جهاني و هم بر اساس ويژگي هاي خاص سالمندان ايراني بهترين پاسخ ممكن را ارائه دهد. بدين منظور جمع آوري اطلاعات در مرحله نخست از طريق مصاحبه و سپس از طريق پرسشنامه صورت گرفت و نتايج بدست آمده از تحليل اين اطلاعات از يك سو و از سوي ديگر اطلاعات موجود در كتب و مقالات بين المللي مرتبط با بحث سالمندان، به عنوان پايه و اساسي براي طراحي مركز زيست و سلامت سالمندان شهر تهران به كار گرفته شد.

Today, according to global statistics, the elderly population in the world is increasing. However, for reasons such as economic changes and developments in the field (labor, increased costs and consumption, etc.), social changes due to conflicts (relationships and ethical standards), family changes and cultural differences between generations. Those who guarantee the fertility of the chain of transmission of experiences in the family are weakened or completely broken. A society that views the elderly as overburdened has neglected its duty to actively use the elderly. On the other hand, in our country, most of the services provided to the elderly include only services related to the residence of the elderly in nursing homes and medical services, which according to international standards, these services They have not been very successful in satisfying users. Therefore, due to the lack of facilities and housing for this type of people in the community, the elderly who are dynamic and capable are forced to go to nursing homes due to the problems in the community and families. On the other hand, the lack of welfare and recreational facilities in order to spend the leisure time of this segment of society is strongly felt. In this regard, based on studies and problems in nursing homes, it was decided to design a neighborhood for the elderly that meets the physical and mental dimensions of the elderly together. By designing an environment for the elderly and children to be together, as well as centers for the work and activities of the elderly, we decided to meet the spiritual needs and social dimensions of the elderly, and on the other hand by considering service centers such as nursing units to meet the needs and Be the physical problems (short-term care) of these people. By providing services to its residents as well as neighbors, this residential complex aims to meet the physical needs of these people in addition to meeting the physical needs of the elderly. In such a way that the living environment of the elderly is designed using the residential satisfaction approach in a way that provides the best possible answer both according to international standards and based on the specific characteristics of the Iranian elderly. For this purpose, information was collected in the first stage through interviews and then through questionnaires, and the results obtained from the analysis of this information on the one hand and on the other hand the information in international books and articles related to the discussion of the elderly, The basis was used to design the living and health center for the elderly in Tehran.
