فضاهاي مسكوني بخش اعظمي از زندگي انسان را در برگرفته اند. در كشورهاي در حال توسعه مسئله مسكن به دليل رشد سريع جمعيت،فقدان منابع مالي و نبود سياست گذاري و برنامه ريزي مناسب در رابطه با زمين و مسكن به صورت بحراني در آمده است.از جمله در گروه هاي كم درآمد شهري بدليل فقدان مداخالت خاص اجتماعي ،اقتصادي و ماهيت برنامه هاي شهري ،سياست هاي تامين مسكن گروه هاي شهري به اهداف خود نرسيده اند و در مقابل گروه هاي بالاتر شهري بيشترين انتفاع را از سياست هاي مسكن داشته اند ،لذا بسيار ضروري است كه در تدوين سياست هاي شهري دهك هاي پايين جامعه شهري نيز از اين سياست ها بهره مند شوند.راه كار كشورهاي توسعه يافته مسكني با تركيبي افراد كم درآمد و پردرآمد است كه به طراحي آن را عملي ساخته اندبا اين اعتقاد كه يكپارچگي فيزيكي يكپارچگي اجتماعي و فرهنگي را به دنبال دارد.مسكن درآمد تركيبي اقدامي است در راستاي از بين بردن افتراق و تقسيم بندي فضا براي افراد با سطح مختلف اجتماعي و اقتصادي كه موجبات عدالت دسترسي به مسكن از جمله توزيع عادالنه خدمات رفاهي و اجتماعي و برابري فرصت ها رابوجود مي آورد.از اين رو مسكن درآمد تركيبي به عنوان راه حلي براي اقشار كم درآمد مطرح مي شود كه با بهبود موقعيت مكاني و كيفيت مسكن نه تنها به امكانات و خدمات بهتر دسترسي پيدا ميكنند بلكه فرصتي در راستاي تعاملات اجتماعي با همسايه هاي با سطوح درآمدي و فرهنگي متفاوت پيدا مي كنند كه اين مساله خود به بهبود روابط اجتماعي و همزيستي و به ايجاد جامعه اي همگن كمك ميكند. يكي از رويكردهاي قابل توجه در بحث درآمد تركيبي انعطاف پذيري است.انعطاف پذيري به مفهوم سادگي تغييرپذيري براي سازگاري مناسب محيط وتغييرات در موقعيت هاي مناسب مي باشد و تنوع پذيري يا چندعملكردي كردن فضا از جمله رويكردهاي انعطاف پذيري به عنوان روشي در راستاي پاسخگويي به نياز انسان معاصر و فاصله از ديدگاه تك بعدي امروزي مطرح مي شود. امروزه عدم انطباق مسكن با نيازهاي فيزيكي ورواني مطابق با فرهنگ و نيازهاي استفاده كنندگان آينده به تغييرات كالبدي توسط ساكنين در راستاي تامين نيازهاي خود بر اساس شرايط جديد منجر شده است. كمااينكه با مداخله به روش چندعملكردي كردن فضا ميتوان به طيف وسيعي از محركهاي خارجي همچون كاربر و محيط پاسخ داد و از طرفي با توجه به روند تغييرات در جامعه به تغييراتي متناوب و دائمي مطابق با شرايط دامن زد. مسكن چند عملكردي مطابق با نياز جامعه امروز و پاسخ گويي متنوع جامعه ارائه مي شود .در اين نگرش مسكن مي تواند كاربري مختلف را بدون تغييرات اساسي در خود داشته باشد و راه حلي بهينه در راستاي تامين نيازافراد متفاوت باشدلذا با توجه به اهميت اين موضوع تحقيق حاضر با شناخت معيارهاي مسكن منعطف با رويكرد چندعملكردي كردن فضاي زندگي از منظر جديدي به مبحث انعطاف پذيري در مسكن اجتماعي مي پردازد.

Mixed-income Housing Design with a Multi-functional Approach to Living Space (Flexibility in Tehran)

Residential spaces cover a large part of human life. In developing countries, the problem of housing has become critical due to rapid population growth, lack of financial resources, and lack of proper planning and policy regarding land and housing.Among other things, in low-income urban groups, due to the lack of specific social and economic interventions and the nature of urban programs, the housing policies of urban groups have not reached their goals, and in contrast to higher urban groups, they have benefited the most from housing policies. Therefore, it is very necessary that the lower deciles of the urban society also benefit from these policies in the formulation of urban policies. The solution of developed countries is housing with a combination of low-income and high-income people, who have made it practical by design, with the belief that integration Physicality follows social and cultural integration.Mixed income housing is a measure aimed at eliminating the discrimination and division of space for people with different social and economic levels, which creates the justice of access to housing, including the fair distribution of welfare and social services and equality of opportunities. Hence, income housing A combination is proposed as a solution for low-income groups who, by improving the location and quality of housing, not only get access to better facilities and services, but also find an opportunity for social interactions with neighbors of different income and cultural levels, which The problem itself helps to improve social relations and coexistence and to create a homogeneous society.One of the significant approaches in the discussion of mixed income is flexibility. Flexibility is the concept of simplicity of changeability for the appropriate adaptation of the environment and changes in appropriate situations, and the diversity or multi-functionalization of the space is one of the approaches of flexibility as a way to meet the needs. Contemporary man and distance are discussed from today's one-dimensional point of view. Today, the non-compliance of housing with physical and mental needs in accordance with the culture and needs of future users has led to physical changes by residents in order to meet their needs based on new conditions.Moreover, by intervening with the multi-functional method of the space, it is possible to respond to a wide range of external stimuli such as the user and the environment, and on the other hand, according to the process of changes in the society, intermittent and permanent changes can be fueled according to the conditions. Multi-functional housing is provided in accordance with the needs of today's society and the diverse response of the society. In this attitude, housing can have different uses without major changes and be an optimal solution to meet the needs of different people, so considering the importance of this research topic By knowing the criteria of flexible housing with the approach of making the living space multifunctional, this paper deals with the issue of flexibility in social housing from a new perspective.
