In this thesis, an attempt was made to present a model that formulates the issue of delay and disruption in construction projects in an integrated and understandable way for decision makers who are usually contract managers and even courts in an effective way. to present this model, the main sources and references of this field of project management knowledge, study and research conducted until 2023 were examined. In addition to this, the researcher's 20-year experience in the field of delay management and the resulting claims in the power plant and industrial industry has also been used. The existing methods of analysis of delays and disruptions have strengths and weaknesses that will be explained in detail about these methods in the second chapter. The purpose of presenting the new model proposed in this research is to develop and integrate conventional and existing methods. In fact, the goal is to increase the strengths and reduce the weaknesses of these methods. Therefore, the new method presented in this research will still have strengths and weaknesses, and it is necessary to add to its strengths and reduce its weaknesses in future research. the delay analysis method used in this research is the analysis method, " Collapsed As-Built Analysis " or the Collapsed scheduling a method that presents the analyst with the scenario of what the project schedule would have been if the delaying events had not occurred in the project schedule. Of course, in this research, this method was developed to check the performance of the employer and the contractor, and it was also used to analyze the disruption in the project schedule. delay events that occur in the project schedule, if they are located in the critical path of the project schedule network, cause a delay in the completion of the project. In this research, this issue was investigated in the form of delay analysis methods and if these delayed events are on a non-critical path, they will not cause a delay in the completion of the project, but they will cause a deviation from the progress and a disruption or loss of productivity of the project. In this research, this topic is also discussed and explained in the form of analysis of scheduling disorder Of course, events affecting the project schedule may simultaneously cause delays and disruptions in the project schedule by examining these two issues, we actually come across impacting events that are a common factor in causing delays or disruptions in the project schedule and since the project schedule is constantly changing during execution, especially in the critical path of its schedule network, it is necessary to develop a method that can display the effect of delay and disruption caused by these events in a common format. In this research, this joint display method, which is a new and innovative design in itself, is presented in the form of progress curves, which are based on "earned value management" performance curve. to analyze the disruption, the same concept of "earned value management" has been used, although it was not enough to use conventional methods that mostly have a point approach to the issue of scheduling performance. and this approach has been developed based on the mass or the area under the curve and with a trend-oriented approach and the system that the systems dynamics model proposes. and the effect of delay or disruption caused by these events was displayed in the same format as the project schedule progress curve and its results were analyzed. Finally, after explaining the validity of the model to complete the subject, the damages caused by the delay and disruption in the project schedule as the claims that are raised in this field are presented with an example of calculation and suggestions for further research.
