Nowadays, With the increase in the development process of cities, we see the impact of information and
communication technology on it, which has caused many changes in different parts of cities, and its effects
on the shape of the city and land use can be seen at different levels. It should be noted that changing the
needs of citizens makes it possible to change the way of land use and the concept of smart city is considered
as a vision, the goal of forming an ideal city in the 21st century. In fact, the use of this innovative and
creative concept can be used using different tools to increase livability, improve living standards, and
improve land use qualities such as compatibility. The main goal of this research is to use the features of the
smart city, especially the Internet of Things, in designing the pattern of neighborhood uses, taking into
account the quality of compatibility.
In the present study, the research method will be applied in terms of purpose and qualitative-quantitative in
terms of tone. Based on this, at the beginning, by referring to library and documentary studies, it was tried
to analyze the basics related to the compatibility of user patterns and Internet of Things and at the end, the
relevant parameters and indicators were obtained and finally led to the design of the questionnaire. The
statistical population of this research was the residents of Arg neighborhood of Semnan city, 350 people
were selected as a sample from among them. It was also tried that the methods of reasoning and rational
analysis, Excel software, SPSS software were used to analyze the results of the questionnaire, and according
to the type of questionnaire, multivariable regression was used, then the SWOT table was compiled
according to the three indicators of function, structure and management along with their qualities. Finally,
by using the obtained criteria, it has been suggested to design the optimal land use pattern in Semnan city,
in order to solve the inconsistencies and deficiencies in the form of strategies, policies, design principles
and 3D designs.
