فناوري زنجيره بلوك يكي از پيشرفت‌هاي كليدي فناوري در دهه گذشته است كه توانايي تحول جنبه¬هاي متعددي از جامعه همچون سيستم‌هاي‌‌ مالي‌‌‌‌‌‌‌،‌مراقبت‌هاي بهداشتي‌‌‌،‌‌دولت الكترونيكي و بسياري ديگر را دارد. دراين‌بين صنعت املاك و مستغلات نيز توانسته با توجه به پتانسيل¬هاي اين فناوري نوين امكان تعديل چالش¬هاي اساسي خود همچون،‌هزينه‌هاي بالاي معاملات‌،‌‌عدم شفافيت‌،‌‌تقلب وكلاه برداري‌،‌‌انحصار واسطه¬گران و... را محقق نمايد. ابر بازار املاك و مستغلات كه با اثر¬گذاري بر چندين بازار بالادستي و ابعاد سياسي و اجتماعي كشور از مهم¬ترين معضلات در هم¬تنيده¬ي كشور بوده كه ارائه¬ي راهبردهايي براي حيات صحيح آن امكان حل خيل مسائل كشور را تأمين مي¬نمايد. درحقيقت فناوري¬هاي مهمي هم¬چون قراردادهاي هوشمند‌،‌‌ ذخيره‌سازي با مهروموم زمان ‌و يا همان مديريت تغييرناپذير پرونده‌ها، شفافيت اطلاعات و ايجاد پايگاه داده امن در بستر بلاك¬چين ضمن افزايش شفافيت امكان غلبه بر مسائل اين بازار در سه بخش سرمايه¬گذاري، واسطه¬گري و خريداران نهايي مي¬گردد. در پژوهش اخير با استفاده از روش اسنادي و كتابخانه¬اي ضمن گردآوري ادبيات حاكم بر پتانسيل¬هاي فناوري بلاك¬چين در بازار املاك و مستغلات، با عنايت به خصايص اين فناوري به پيشنهاد الگويي براي مديريت اين بازار بر بستر بلاك¬چين با استفاده از روش علم طراحي كه يك روش عمل‌گرايانه و راه‌حل محور براي توصيف چنين الگوهايي است، استفاده مي‌كنيم. اين پژوهش نشان مي¬دهد مدل ترسيمي با جايگزيني انسان با نهاد و الگوريتم¬هاي موجود در قراردادهاي هوشمند ضمن متقارن¬تر نمودن اطلاعات براي فعالين اين بازار سبب واقعي شدن قيمت¬ها، حذف واسطه¬گرها و يا نوسانات قيمت شديد ناشي از فعاليت سفته بازان مي¬گردد. از سوي ديگر اعمال فرآيند توكن¬سازي املاك در فرآيند ساخت و يا فروش ضمن پايه¬ريزي بستري نوين جهت جذب سرمايه¬هاي خرد و تأمين نياز افراد به دو منظور مصرفي و سرمايه¬اي، سبب هرچه جذاب¬تر شدن اين بازار براي سرمايه¬گذاران كلان خود نيز مي¬گردد. در اين بين بانك¬هاي نيز به¬سبب وجود شفافيت اطلاعات بدون اعمال اقدامات قهري براي اعطاي تسهيلات به اين بازار داوطلب شده و فشار تأمين مسكن از دوش دولت برداشته خواهد شد.

Proposing the transformation model of Iran's real estate market based on blockchain technology

Block chain technology is one of the key technological developments of the last decade that has the ability to transform many aspects of society such as financial systems, healthcare, e-government and many others.In the meantime, the real estate industry has been able to adjust its basic challenges such as high transaction costs, lack of transparency, fraud and swindling, monopoly of middlemen, etc., due to the potential of this new technology. The super market of real estate, which has been one of the most important intertwined problems of the country by influencing several upstream markets and the political and social dimensions of the country, and providing strategies for its proper life provides the possibility of solving many of the country's problems.In fact, important technologies such as smart contracts, time-stamped storage, or immutable file management, transparency of information and the creation of a secure database in the blockchain platform, while increasing the transparency of the possibility of overcoming the problems of this market in the three sectors of investment, mediation and final buyers.In the recent research, using the documentary and library method, while collecting the literature governing the potential of blockchain technology in the real estate market, considering the characteristics of this technology, proposing a model for managing this market on the basis of blockchain using the method of design science. which is a pragmatic and solution-oriented method to describe such patterns. This research shows that the graphical model by replacing humans with institutions and algorithms in smart contracts, while making the information more symmetrical for the market participants, makes the prices realistic, eliminates middlemen, or extreme price fluctuations caused by the activity of speculators. On the other hand, applying the process of real estate tokenization in the process of construction or sale, while establishing a new platform to attract small capitals and meet the needs of people for both consumption and capital purposes, will make this market more and more attractive for its large investors. becomes In the meantime, due to the transparency of information, banks have volunteered to grant facilities to this market without taking coercive measures, and the pressure of providing housing will be removed from the government.
