امروزه تامين مسكن براي همه¬ي اقشار جامعه به گونه¬اي كه نيازهاي كاربردي اعم از نيازهاي فرهنگي، رفاهي و خدماتي روزمره را پاسخگو باشد امري دشوار است. قيمت مسكن روز به روز درحال افزايش است و تقاضاي خريد مسكن با متراژهاي پايين بيشتر مي¬شود. ساخت مجتمع¬هاي مسكوني با رويكرد حداقل¬سازي مساحت واحدها به علت تقاضاي بيشتر و همچنين صرفه¬اي كه به لحاظ محيط¬زيستي، اقتصادي، فرهنگي و اجتماعي دارد امري ناگزير شده، اما معمولا بررسي¬هاي لازم و مطالعات ضروري جهت جبران آسيب¬هاي ناشي از حداقل سازي مسكن صورت نمي¬گيرد و صرفا به بعد كوچك¬سازي پرداخته مي¬شود. بنابراين پرداختن به مشاعات كاربردي در مجتمع و نياز سنجي افراد ساكن و جبران مسائل ناشي از حداقل¬سازي در مجتمع اهميتي دو چندان پيدا كرده كه توسط پرسشنامه¬اي در بستر طراحي ميزان رضايتمندي از فضاها و نيازها سنجيده شده و سرانه¬ي مشاعات به واسطه¬ي تحليل نتايج پرسشنامه و آمار جمعيتي منطقه و همينطور ضوابط طراحي و تراكم ساخت در سايت مورد طراحي به دست آمده. در اين پژوهش در مرحله¬ي اول مطالعاتي در باب ابعاد مختلف حداقل¬سازي مسكن اعم از بعد محيط¬زيستي، اقتصادي، فرهنگي و اجتماعي انجام شده، سپس پرسشنامه توسط 200 نفر از افراد ساكن در منطقه 1 تهران تكميل شده و به كمك آمار جمعيتي حاصل از مركز آمار ايران در ارتباط با درصد فراواني خانوار و همينطور ضوابط طراحي در سايت مورد نظر تحليل و بررسي انجام گرفته و در نهايت سرانه¬ي فضاي مشاعات در قالب جدولي ارائه گرديده است.

Nowadays, it is difficult to provide housing for all sections of the society in a way that meets practical needs, including cultural, welfare and daily service needs. The price of housing is increasing day by day and the demand for buying housing with low square meters is increasing. The construction of residential complexes with the approach of minimizing the area of ​​the units has become inevitable due to the higher demand as well as the savings it has in terms of environment, economy, culture and society, but usually the necessary investigations and studies are necessary to compensate the damage. The consequences of housing minimization are not taken into account and only the aspect of downsizing is addressed. Therefore, dealing with the functional commons in the complex and assessing the needs of the residents and compensating for the problems caused by minimization in the complex has become doubly important. Analyzing the results of the questionnaire and demographic statistics of the region, as well as the design criteria and construction density in the designed site. In this research, in the first stage, studies were conducted on various dimensions of housing minimization, including environmental, economic, cultural and social aspects, then a questionnaire was completed by 200 people living in the 1st district of Tehran and with the help of statistics A population obtained from the Iranian Statistics Center was analyzed and reviewed in relation to the percentage of household frequency and design criteria in the target site, and finally, the common space per capita was presented in a tabular format.
