Cities are living beings that need to be taken care of, if the voice of their need and decay is not heard, they gradually will lose their vitality and life. In this research, it has been tried to clarify the components of smart growth with regard to sustainable regeneration in historical contexts.
For this purpose, this research has been carried out with the aim of explaining the factors affecting the realization of smart growth in the sustainable reconstruction of the historical context of District 8 of Shiraz Municipality. The research method in this study is descriptive-explanatory, and to collect information, observation, interview, library studies, and questionnaire methods were used, and for data analysis, content analysis, factor analysis, and multivariate regression analysis were used. The findings of the research indicate that the factors of smart growth (economic, cooperative, social, institutional and management factors, access, physical, transportation, environmental car) have the greatest effect (27.7 observations) on the support factor of regeneration in this context. As a result, the most effective factor in regeneration is caused by these factors, and sustainable regeneration considering these factors can save historical tissues from decay by combining with smart growth approach.
