توسعه‌ي پايدار داراي سه زير شاخه‌ي اقتصادي، اجتماعي و زيست محيطي مي‌باشد. بعد اجتماعي پايداري در ساخت و ساز شهري از اهميت زيادي برخوردار است. چراكه هرگونه فعاليت عمراني با محيط پيرامون به طور موثري در ارتباط است. افزايش روزافزون پروژه‌هاي ساخت و ساز شهري، اين اهميت را دو چندان مي‌كند. هدف پژوهش حاضر، بررسي وضعيت كنوني پايداري اجتماعي در پروژه ايران مال تهران كه به عنوان يكي از شاخص‌ترين پروژه هاي‌ يزرگ مقياس تجاري شهري شناخته شده است، مي‌باشد. در اين پژوهش در ابتدا با به كارگيري ابزارهاي تحقيق از جمله مطالعات كتابخانه اي، معيارهاي توسعه پايدار اجتماعي استخراج گرديده است. اين معيارها در مرحله اول به واسطه توزيع پرسشنامه بين تعدادي از متخصصين و خبرگان از جهت اهميت، غربالگري و دسته‌بندي شده و سپس وزن دهي و رتبه بندي معيارهاي انتخاب شده با استفاده از روش بهترين- بدترين (BWM) صورت گرفته است. تحليل داده¬هاي گردآوري شده و نتايج آن ها، حاكي از آن است كه معيارهاي مؤثر در هفت گروه شامل معيارهاي مرتبط با ذينفعان، ايمني و سلامت، توسعه منابع انساني، پروژه، صنعت، جامعه و قوانين، مقررات و پشتيباني دولتي جاي دارند كه از بين آن ها، معيار مرتبط با ذينفعان با وزن 0.278، بيشترين اهميت را به خود اختصاص داده است. از بين زيرمعيارهاي شناسايي شده نيز، سلامت و ايمني كاربر نهايي بيشترين وزن را با مقدار 0.135 در گروه ايمني و سلامت شامل شده است.

Assessing socially sustainable development indicators in large commercial projects in Tehran, case study: Iran Mall project

Sustainable development has three sub-branches: Economic, Social and Environmental. The social dimension of sustainability is very important in urban construction. Because any construction activity is effectively related to the surrounding environment. The increasing number of urban construction projects accelerate this importance. The purpose of the present research is to investigate the current situation of social sustainability in the Iran Mall Tehran project, which is known as one of the most significant urban commercial scale projects. In this research, first, by using research tools including library studies, sustainable social development criteria have been extracted. In the first stage, these criteria were screened and categorized by distributing questionnaires among a number of specialists and experts, and then weighting and ranking the selected criteria using the best-worst (BWM) method. The analysis of the collected data and their results indicate that effective criteria are in seven groups, including criteria related to stakeholders, safety and health, human resource development, project, industry, society and laws, regulations and government support. Among them, the criterion related to the beneficiaries has the most importance and weight. Among the identified sub-criteria, the health and safety of the end user has the highest weight in the safety and health group.
