سلامت هر جامعه در گرو رفع نياز هاي اوليه افراد آن جامعه مي باشد. چنانچه فرد در زندگي از شغل و مسكن مناسب برخوردار باشد احساس ارامش خواهد نمود.در تمامي جوامع تنوع درآمد بين افراد جامعه اجتناب ناپذير است و طبيعتا افراد كم درآمد بدون حمايت دولت ها قادر به رفع نياز مسكن نخواهند بود. نياز روز افزون مسكن و بالا رفتن قيمت زمين و استفاده حداكثر زمين براي ساخت بلوك هاي مسكوني در مسكن استطاعت پذير موجب عدم توجه به فضاهاي جمعي و واحد همسايگي مي شود و در نتيجه به كاهش كيفيت اين مجتمع ها و كاهش روابط اجتماعي منجر ميشود كه از مصاديق آن مي توان به مسكن هاي مهراشاره كرد كه اجراي آن از سال 1386 در شهر هاي مختلف كليد خورد ولي ساكنين آن از كيفيت زندگي در آن چندان راضي نيستند .سوال اصلي كه مطرح مي شود اين است چه راهكارهايي طراحي اي در مجتمع هاي مسكوني استطاعت پذير وجود دارد كه باعث افزايش رضايت از واحد همسايگي نيز مي شودو كدام يك از آن ها اولويت بيشتري دارد به منظور پاسخ به سوالات طراحي مجتمع هاي مسكوني استطاعت پذير بايد با هدف دستيابي به راهكارهاي طراحي مجتمع مسكوني استطاعت پذير موثر در افزايش رضايتمندي از واحد همسايگي و شناسايي ويژگي هاي واحد همسايگي كه موجب افزايش رضايتمندي ساكنين مي شود انجام شود. از روش تركيبي متشكل از دو روش كيفي و كمي استفاده شده.در مرور ادبيات موضوع با روش توصيفي 22مولفه موثر بر رضايتمندي ساكنين مجتمع هاي مسكوني استطاعت پذير استخراج گرديد و سپس با استفاده از روش پيمايشي پرسشنامه اي بر مبناي مولفه هاي مستخرج از ادبيات موضوع طراحي و بين ساكنين سه مجتمع مسكوني (نگين- فرهنگيان شمالي –فرهنگيان جنوبي )توزيع شد.از آزمون فريدمن موثر ترين مولفه ها از نظر ساكنين مشخص گرديد . طراحي بر اساس اولويت موثر ترين مولفه ها صورت گرفته است .يافته ها نشان مي دهد در بعد كالبدي مولفه زمين بازي كودكان و مؤلفه زمين ورزشي بالاترين ميزان اهميت را داشته است .در بعد امنيت مولفه ي كنترل عبور و مرور افراد بيشترين اهميت را داشته است در بعد اجتماعي ،تعامل اجتماعي بيشترين اهميت را دارد. در بعد زيست محيطي نظافت و بهداشت بيشترين اهميت را دارد .

The ever-increasing need for housing and the rise in land prices and the maximum use of land for the construction of residential blocks in affordable housing cause a lack of attention to collective spaces and neighborhood units, and as a result, lead to a decrease in the quality of these complexes and a decrease in social relations, which Examples of can be given to Mehrashara housing, which was implemented in different cities since 2006, but its residents are not very satisfied with the quality of life in it. The main question that is raised is what design solutions in the There is an affordable residential complex that increases the satisfaction of the neighboring unit and which one of them has more priority in order to answer the questions of designing affordable residential complexes, with the aim of achieving affordable residential complex design solutions that are effective in increasing the satisfaction of neighborhood unit and identify the characteristics of the neighborhood unit that increase the satisfaction of the residents. A combined method consisting of two qualitative and quantitative methods was used In reviewing the literature on the subject, 22 factors affecting the satisfaction of the residents of affordable residential complexes were extracted using a descriptive method, and then, using a survey method, a questionnaire was designed based on the components extracted from the literature on the subject and among the residents of three residential complexes (Nagin, Farhangian North, Farhangian South) was distributed. From Friedman's test, the most effective components were identified from the residents' point of view. The design is based on the priority of the most effective components. The findings show that in the physical aspect, the component of the children's playground and the component of the sports field had the highest importance. In the security aspect, the component of controlling the passage of people was the most important. In the social dimension, social interaction is the most important.
